I have three condos in Bedford, MA. Baer and James have seen them actually.

Just today I had something come up that requires me to dump them ASAP.

Current asking prices are:

1 - Bedroom (hardwood, berber in bedroom, granite, new appl, updated bath, updated elec., 1 parking spot) $179,900

1 - Bedroom (hardwood throughout, open kitchen, granite, stainless, gutted modern bath, updated elec, recessed lighting, 1 parking spot) - $199,900

2 - Bedroom townhouse (same as above) $249,900

These are my asking prices. I'm willing to pay a 'referral' fee to anyone that sends someone my way.

Also willing to work with the buyer to get them in there with up to 6% back for downpayment assisatance and/or closing cost assistance.

Again, these have got to go!!!

If you have a friend in this area that rents this is a great alternative and the unit at $179,900 is about the same to own (after tax benefits) as it is to rent a unit in the same complex without all the amenities I have listed!

Does this mean that your unit is crappy? If something is crappiER, that means something else has to be crappy in order to make the comparison.....

haha. touche. but no. these units are actually pretty nice for the price. I mean don't expect to be on 'mtv cribs' in a $200,000 condo in Bedford, MA but, I didn't skimp on things and they look good.

Howard gave me a tour of the places. They're really nice, just not exactly what I'm personally looking for (looking at changing jobs and such, don't know where I'll be). But yeah, he's done a lot of work on them and when I saw them, they were definitely coming out well.

Haha... I WISH that were the case, but alas it has to do with some stupid financial decisions I made between age 18 and 25 and they've caught up with me.

I have to do some MAJOR damage control but need to dump these condos to do that control.

hopefully I'll be seeing you (and everyone else) soon. until these condos are gone my sunday's are taken up with open houses.

and until the touring is done my saturdays are spent at the shop...

but once the car is done and the places are sold it'll all be worth while and meets will be the reward..

These units are great. Howard did a great job refinishing them. I will need to consult you Howard for some remodel input as I just went under agreement yesterday on a condo in Reading.

I would definitely expand the detail of the ads. Be proud of all the work you have done & let them know exactly what you have done - plumbing, electrical, updated lighting & plumbing fixtures, heating system, etc.... Distance to T, restaurants, etc... I would list also.

Cancelled the 135i. In a nut shell I went to go consolidate my mortgage amount of Student loans that I have (4 under, 1 law, 3 MBA) and they came back saying "debt to income too high". got a co-signer and got the same thing.

My co-signer is my moms. between the two of us we have FOUR extra mortgages. Three mortgages down in Bedford, MA for the condos I'm talking about here and a mortgage on my place in NH that we used to get cash to put into the places in Bedford.

I don't need to sell them because I am losing money. I need to sell them to get all the mortgages off my and my parent's credit so I can take my student loans from $4000 a month to $2000 a month.

Since this isn't happening by June 1 no 135i for me as I want Euro delivery (that is my drop dead order date for my Aug 4 delivery) and no way I'll sell 4 places and consolidate my loans by then.

Sooooo..... The iX is the DD and the Touring (when it is done) is going to be babied.

Possibly next April or something I'll be able to align things to go to Europe to get the damn car.

I'm going to try to get them to do it before they move out. Perhaps so that it can dry while it they are off in Cali next week. Or we could do it one night next week.

I've got a 5 gallon of an Egg white/cream/beige of some sort with some brighter white for trim. I was going to paint both bedrooms the hallway and the living/dining area the same colors (replacing all capeting with berber).

The the bathrooms will get their own color(s) to match either tile (if I go that route) or the current linoleum that is in there.

Kitchen will also get a unique color.

What colors do you have in mind?

Depends. I'm thinking of a darker countertop (likely a grey corian as granite would be too overdone in the place). With a darker countertop and oak cabinets, black appliances and the new nickle hardware I'm thinking a light grey in the kitchen. Like a dove grey.

The bathrooms as the standnow would require a green/orange or sort in once and a light gray again in the other.

If I do tile It may be different. It all depends how long I'm staying. The longer I'm staying the more i'm putting in to enjoy. The less I'm staying the less I'm doing as the place is already one of the nicest in the complex.

Howard, come design my living area in the new place...it's horribly old and depressing.

You need: nothing in the kitchen. Just a clean-up of clutter. All windows need new treatments. Possibly some larger higher quality wood shades with new drapes of sorts.

That rug needs to be replaced with something that is one color and matches the new window treatments you'll be getting. I think you could go dark red window treatments, white horizontal wood blinds, and then a dark red area rug.

The furniture has got to go. The black stand with the electrics looks cheap. The table looks cheap. and the couch looks like you'll never be having sex on it with a girl unless it's kellyn.

Oh and I almost missed those benches. Yeah, recover similar to the window treatments.

But the couches are sooooo comfortable....thanks for the advice, but I think you missed the part where I said where I said "come and design"..."come" being the key word.;)

Get them put on the housing referral list at Hanscom AFB. You could easily have a good set of tenants pay for your mortagage. USAF is not going anywhere at Hanscom rapidly nor do they deploy that often.

And even if they do they are responsible for paying their rent.

I sent these to a friend of mine she is looking for a place in local area and towards Devons.

Last year there were two units in the complex that sold to people from Hanscom.
