I have an opportunity to buy a condo near here at a deep discount. Once rented, I'd probably break even on the monthly payment.

The last time I looked at slum property in San Diego I was put off by stuff in the $250's. This is priced under $180k so I'm assuming this are must be pretty bad.

I'm obviously planning on driving out and looking myself, but I wanted feedback from the locals before I waste a weekend.

That's pretty far south and probably about 10 minutes to the border. I'm not too familiar with that area but from what I remember it's pretty rough, which is probably why I'm not familiar with it.

On the upside, at least it's near the water. However that's Imperial Beach which is probably the least nicest beach in SD.

Are you sure we're talking about the same IB that's closed half of the year due to contamination from the Tijuana River:confused

Its a busy area.. Right next to the freeway.. Its not that bad.. Theres also a home depot, vons, starbucks, etc.. down the street. And youre only 10 minutes away from Coronado which is bad ass..

Hehe...."Southside". I never really ventured down there being I was from "Eastside". We didn't 'get along' back in the day:)
I was just down there at a funeral for a patient of mine that was about a block away from that area. I would say it's pretty ghetto. I'm originally from Paradise Hills which some would say isn't very nice, but I think it's nicer than that area.
It's all relative though from where you're coming from. I'd feel comfortable down there nowadays.

I used to play ball at South Bay park & rec. center one exit down from Palm ave on Coronado ave. Lets just say the "CHOLOS" aka "HOMIES" didn't like us crusing by just to get to the park. We only played one season there and then moved up north.
I also live in Paradise Hills and I think is a much better place to raise kids than IB. That can tell you a little about it.

180k for a condo? that area must be pretty bad considering average prices for a condo in La jolla is around 500k

You're going to be fine... it's pretty close to the 5 which isn't bad, even if it is the "Southside". Palm in general isn't as bad as what other people are believed to be. It's when you start getting into the neighborhoods that you may run into some not to friendly places. And yes, this is also coming from a guy who lives in Paradise Hills.

I know the exact condos you're referring too. "You get what you pay for" comes to mind but its nothing DANGEROUS that I would claim as a life threatining.

Let me know if you want some pic's before hand to make sure you know what your getting yourself into.

In reality, you're about 5 minutes from the border. ;)

thats not so ghetto! i used to live by there, u got starbucks, home depot vons..! ur like 10 minutes or less from the border and 10 minutes or less from the beach! its a good area!!

worst beach area in San Diego. Move to Ocean Beach, Pacific Beach or Mission Beach.

thinking ahead, it's not a bad area. you're a quick drive from chula vista/eastlake/otay, which will be BOOMING in the next 10 years. honestly, there are no really "dont walk here" places in san diego. don't listen to all the la jolla kids, the furthest south they go is mission valley.

I have every commerce within a couple of minutes. What gives ? :dunno:

Kaiv... it's definitely a decent city and relatively safe too. I have friends that live there… but you’re right though, El Cajon does get the butt of many jokes. I was laughing at the notion that Santee and El Cajon is some place you wouldn't want to walk through, which is false. Unless I misunderstood Stinky...

El Cajon was the last place I looked at. $250ish

The area wasn't BAD...I walked around and didn't get stabbed or shot, but I definitely was on guard. Anytime you see homeless people pushing shopping carts around, you know you better stay on guard.

So far the best deal in San Diego I can find are condos near UCSD La Jolla for $350k. Unfortunately these won't cash flow...and for another $150k you can get a studio near PB that will.

if you live that close to the boarder, someone is going to try and steel your car and take it down to TJ to a chop-shop. goodluck with that move if you do it. try somewhere a little more inland for better prices. escondido and san marcos have some cheep ass places to live
