I would put a sign in your yard and run ads on Criagslist and in the AJC. Put a firm time limit on it, 30 to 60 days depending on your urgency. State on that ad and in your flier that agents are protected at 3%, which means that you will pay an agent who brings you a buyer, and see if something turns up. This will do several things for you.


You have the potential to save the 3% that is paid to the listing broker
You will get calls from agents who work the area
You will get calls from agents who have buyers in hand
You will hopefully get some feedback on the issues that you need to address in the house to speed up the sale


The paperwork is super easy if you do find a buyer this way. If they have an agent, their agent will take care of all the paperwork. If they do not have an agent, you can either do the paperwork yourself or use the extra 3% you just saved to pay an attorney $200 to do it.

I am a commercial real estate broker so I was not scared of the process but I sold my house in 8 days using just a sign in the yard and a Craigslist ad. I never got the chance to put an ad in the AJC but I used the AJC to sell a house up at Big Canoe and got 20+ calls each time I listed it there.

All that being said, you have to be priced right. That is the key to selling a house in today's market.

i'll check and see if my mom would do something in the winder area but i'm not sure if she will.
