Hello everyone:

I'll be moving to north Florida this summer. I really like an area in Spring Hill, just north of Tampa, but my wife's relatives live in the Jax area (Fleming Island). I just wanted some good unbias info on the area an the type of housing I can get. I will like to stay in the $300k range, give or take a little.
If I buy a new house, which builders in Florida should I avoid? Oh almost forgot, I'll be working from home, so commutting is not an issue. Thanks in
advance for the help.

All I can say is in Spring Hill you can get one hell of a house for 300K. Extremely inexpensive to live up there. And it's really starting to build up there. But for someone that's not working from home yet... (Me) it's too much to commute to Tampa. Good luck and hit me up when you move down here.

:( I can tell we're going to get along just fine :rolleyes :) I hope I end up in Spring Hill. The wife's sister and brother live in the Fleming Island area. Those houses up there are insane in prices, and that's not counting association fees that can go as high as $1K  . We'll see. I'll keep in touch. BTW I like the Yankees too, but I'm a Met first.

Prices east of the intracoastal will be high, intracoastal west in your range, but hard to find anything worthwhile of 2k sq feet. Arlington kind of sucks, just like Orange Park & the WestSide. Large areas of new development are generally North Side and St Johns county. Biggest difference between the two is schools, St Johns county are supposed to be better, and North Side is kind of 'red' if you get my drift. If your looking for a 'used' home, check out NEFAR.com, and for finding out sale prices in Duval county, check out the property appraisers database on coj.net.

Most builders in the 300k range are the cookie cutter type and likely building in your current area. Mercedes, Copenbarger, etc... North Florida Builders is a local builder, and their homes always seem to 'pop'. They build in the same developments as the 'big' guys. Shoot me a note if I can help you with anything locally, I know how tough it is coming into a new town trying to pick the right area to move.

Thanks for the reply. I went to Florida this past week and ended up purchasing a house in Fleming island Plantation. I like the area and the
wife got a job with a phone conversation. Another reason I chose that
community is that the home values are going up a lot faster than the
rest of Clay county. If I don't like it there, then I'll move over to the
west coast by Spring Hill. Thanks again for the info on the area.
